Window Repair Austin TX

Repair the problem before replacing the window

A lot of the windows we are called out to look at do not need replacing. They need a balance, a lock, a bead of proper sealant, or a screen. Replacing a whole unit to fix a fifteen dollar part is the kind of thing that gives this trade a bad name.

Our window repair work covers the parts that actually fail in Central Texas: hardware worn out from twenty years of use, caulk that has gone brittle in the sun, weatherstripping flattened until it no longer seals, and screens shredded by hail or pets.

We do also replace windows, which means we have no reason to talk you into one job over the other. If a repair will hold, we will do the repair. If the frame is rotting behind the trim and a repair only buys you a season, we will show you why and let you decide.

Hardware

Window Hardware Installation and Replacement

Hardware is the most common repair we do, and the most satisfying, because a window that has been annoying someone for years starts working properly again in under an hour. Window hardware installation covers everything that moves, locks, or holds the sash in place.

Balances and Spiral Tubes

The reason a sash will not stay up. We match the balance to the sash weight so the window holds at any height.

Cam Locks and Keepers

When the lock no longer pulls the sashes tight together, the window leaks air even when it looks closed.

Tilt Latches

Broken latches stop the sash tilting in for cleaning, and on some units they let the sash come out unexpectedly.

Casement Operators

Worn cranks and gear boxes make a casement stiff or impossible to close fully. We replace the operator assembly.

Hinges and Hinge Arms

Sagging casement and awning sashes usually trace back to worn hinge arms rather than the sash itself.

Rollers and Tracks

Sliding windows and doors that drag are almost always rollers, and the track can often be repaired rather than replaced.

Sealant

Window Caulking That Actually Seals

Caulk around a window is not decorative. It is the joint between two materials that expand and contract at different rates in forty degree temperature swings, and when it fails, water gets into the wall.

Most of the failed window caulking we find in Austin is failed for one of two reasons. Either the wrong product was used, typically a cheap acrylic that goes hard and cracks in a couple of summers, or it was applied over old caulk without removing the original bead first.

We cut out the old sealant, clean the joint back to sound material, install backer rod where the gap is deep enough to need it, and tool a proper bead of elastomeric sealant. Done correctly it flexes with the joint for a decade or more instead of splitting the first August.

  • Full removal of failed sealant
  • Backer rod in deep joints
  • Elastomeric, not acrylic
  • Colour matched to trim
  • Interior and exterior joints
  • Sill and head flashing checked

Air and Water

Window Weatherproofing for Texas Summers

If you can feel air moving near a closed window, you are paying to cool the outside. Window weatherproofing closes those paths, and on an older home it is often the cheapest energy improvement available.

The leaks are rarely where people assume. Air comes through the gap between the window frame and the rough opening far more often than through the sash itself, and that gap is hidden behind the interior casing. Foam that was never installed, or installed badly, is a common find.

We replace flattened weatherstrip, reseal the perimeter, and where it is worth opening the casing, we insulate the rough opening properly with low-expansion foam that will not bow the frame. On a west-facing wall in Austin, that combination is genuinely noticeable in August.

  • Sash weatherstrip replacement
  • Rough opening insulation
  • Perimeter air sealing
  • Sill pan and drainage checks
  • Storm damage water entry
  • Draft diagnosis room by room

Screens

Window Screen Installation and Rescreening

Screens take the worst of Austin weather and are usually the first thing to look tired on an otherwise good window. Window screen installation is quick, inexpensive, and makes a house look maintained again.

Rescreening Existing Frames

If the aluminum frame is straight, we re-mesh it rather than building new. Faster and cheaper than a replacement screen.

New Screen Frames

Bent or corroded frames get rebuilt to the exact opening, in a colour that matches your window.

Pet-Resistant Mesh

Heavier vinyl-coated polyester stands up to cats and dogs far better than standard fiberglass mesh.

Solar Screens

Dense mesh that blocks a large share of solar heat before it reaches the glass. Popular on west and south walls here.

No-See-Um Mesh

Tighter weave for finer insects, useful near creeks and greenbelts around the Austin area.

Full and Half Screens

Matched to how your window operates, so the screen actually covers the part that opens.

Exterior Trim

Window Capping in Aluminum Coil Stock

If you are tired of scraping and repainting the wood trim around your windows every few years, capping is the answer. Window capping wraps that exterior wood in custom-bent aluminum coil stock, so there is no exposed wood left to weather.

We bend the coil on site to fit your trim profile, which matters because factory-standard pieces rarely match older Austin homes. Done properly, the wrap sheds water at every lap and terminates correctly at the sill so nothing gets behind it.

Capping is worth doing at the same time as siding, painting, or a window replacement, because the crew is already there and the trim is already accessible. It is one of the few exterior jobs that genuinely eliminates a recurring maintenance cost rather than deferring it.

  • Custom bent on site
  • Head, jamb, and sill wraps
  • Colour matched to your trim
  • No more scraping and repainting
  • Rotted wood repaired first
  • Pairs well with siding work

Tint and Film

Tinted Window Installation for Heat and Glare

West-facing glass in Austin takes a beating from late afternoon sun, and rooms behind it stay hot long after the sun has moved. Tinted window installation cuts the solar heat and the glare without replacing the window.

Solar Heat Rejection

Film blocks a large share of infrared energy before it enters the room, which takes load off the AC.

Glare Reduction

Useful in rooms with screens and televisions where afternoon sun makes the space unusable for part of the day.

UV Protection

Cuts the ultraviolet light that fades flooring, rugs, and furniture on sun-facing sides of the house.

Privacy Options

Reflective and frosted films for bathrooms, street-facing rooms, and ground-floor windows.

Tinted Glass Units

On a replacement, tint and Low-E can be built into the glass itself rather than applied as a film.

Warranty Check First

Some film voids a glass warranty on newer units. We check yours before recommending it.

If your windows are already due for replacement, spending on film is usually the wrong order of operations. Low-E coated insulated glass in a new unit outperforms film on an old single-pane window and solves the draft and operation problems at the same time.

The Honest Answer

When to Repair and When to Replace

This is the question every homeowner actually wants answered. Here is how we think about it on site.

Repair: Hardware Fails

Locks, balances, operators, and rollers are parts. If the frame and glass are sound, replace the part.

Repair: Seal and Screen

Failed caulk, flattened weatherstrip, and torn screens are maintenance, not a reason for a new window.

Either: Foggy Glass

A failed sealed unit can often be replaced within the existing sash, which is far cheaper than a whole window.

Replace: Rotted Frame

Once the frame or sill is soft, sealant is cosmetic. The water is already in the wall and needs opening up.

Replace: Single Pane

Repairing a single-pane window returns it to being a single-pane window. The comfort problem stays.

Replace: Most of the House

If six or eight windows all need work, replacing them together usually costs less per window than repairing each.

Common Problems

Window Problems We See Most in Austin

After enough service calls across Central Texas, the same handful of failures come up again and again. Here is what usually causes each one.

Window Painted Shut

Common on older homes where the sash was painted along with the frame. We cut the seal and free the sash without damaging the profile.

Sash Drops When Released

Failed balances. The sash is heavier than the spring can hold, so it creeps down. A part replacement, not a new window.

Whistling in High Wind

Air moving through a gap in the weatherstrip or around the frame. Usually sealed in a single visit.

Water on the Sill After Rain

Blocked weep holes are the first thing we check. Sealing over them makes it worse, which is a common and costly mistake.

Glass Cracked by Hail

Central Texas hail damages glass every spring. We replace the unit and document it for an insurance claim where you have one.

Condensation on the Inside

Not always a window fault. Often indoor humidity. We will tell you if the fix is a dehumidifier rather than a repair.

What we will not do is quote a full replacement for a problem a part will solve. If your windows are structurally sound and only the hardware or seals have aged, repairing them is the right call and we will say so plainly.

After a Storm

Window Repair After Austin Storms

Spring hail and high winds account for a large share of our repair calls, and there is a right order to doing things when your windows take damage.

Make It Safe First

Broken glass gets cleared and the opening boarded or filmed the same day so the house is secure and dry.

Photograph Everything

Before anything is cleaned up, document the damage. Insurers ask for it and it is difficult to recreate later.

Screens and Frames Too

Hail shreds screens and dents frames as well as breaking glass. Both belong on the claim, not just the pane.

Check the Seals

Impact can break a sealed unit without cracking the glass. Fogging weeks later often traces back to a storm.

Written Documentation

We provide an itemized assessment of what failed and why, which is what an adjuster actually needs.

Repair Where Possible

Not every storm-damaged window needs replacing. Often the glass unit alone can be swapped within the existing sash.

We are not public adjusters and we will not tell you what your policy covers. What we can do is document the damage properly and give you a clear, itemized scope so the conversation with your insurer is based on facts rather than estimates.

FAQ

Window Repair FAQs, Austin TX

How much does window repair cost in Austin TX?

Most hardware repairs fall between $95 and $350 per window depending on the part and the unit. Rescreening is usually well under $100 per screen, and caulking is generally priced by the opening. We give you an itemized quote per window so you can approve the ones that matter most and defer the rest.

Can you fix a window that will not stay open?

Almost always, yes. That symptom points to failed balances or spiral tubes, which are replaceable parts. We match the new balance to the weight of your sash so the window holds at any height rather than creeping down.

Can foggy glass be repaired without a new window?

The fog cannot be cleared, because the seal has failed and moisture is inside the unit. But in many cases we can replace just the insulated glass unit within your existing frame and sash, which costs far less than a full window replacement. It depends on how the sash is built.

Do you repair windows you did not install?

Yes. Most of our repair work is on windows installed by someone else, often decades ago. Parts for older units are usually still available, and where they are not, we will tell you before starting rather than after.

Is window film worth it in Austin?

On sound double-pane windows facing west or south, film can make a real difference to heat and glare. On old single-pane windows that are already drafty and hard to operate, spending on film usually delays the replacement you actually need. We will say which situation you are in.

How soon can you come out?

Inspections are usually scheduled within a few days. Most repairs are completed in a single visit once parts are on hand, and we will tell you at the inspection whether anything needs ordering.

Can you repair windows in a rental or investment property?

Yes. We work with owners and property managers regularly, and we can coordinate access with tenants directly if you prefer. Itemized quotes per unit make it straightforward to approve work across multiple properties.

Do you charge for the inspection?

No. The inspection and the written repair-or-replace recommendation are free. You only pay once you approve work, and the quote is itemized per window so you can approve some and defer others.

What if parts for my windows are discontinued?

It happens on units from manufacturers that no longer exist. Universal replacement balances, locks, and rollers cover a lot of older windows, and where nothing fits we will tell you at the inspection rather than after starting.
