How to Prepare Your Austin Home for Exterior Painting

A complete homeowner’s checklist, what to do 2-3 weeks out, one week out, the day before, during the project, and after. Preparation is what determines whether your paint lasts 10 years or fails in 3.

Exterior painting is one of the highest-impact improvements you can make to an Austin TX home, when it’s done right. When it’s done wrong, it becomes an expensive cosmetic problem that becomes apparent within the first two years. The single biggest factor that separates a 10-year paint job from a 3-year paint job isn’t the paint product or the painter’s skill with the brush. It’s preparation.

Some of that preparation is the contractor’s responsibility, pressure washing, biocide treatment, surface prep, priming. But some of it is yours as the homeowner, both before the project starts and during the work. This guide walks through everything you should do to prepare your Austin home for exterior painting, so you maximize the longevity and quality of the finished result.

Before the Project Starts (2 to 3 Weeks Out)

Get Multiple Itemized Estimates

Get at least two written, fully itemized estimates from licensed and insured contractors. Lump-sum estimates (“exterior paint: $12,500”) are a warning sign, itemized estimates show preparation scope, materials, surface-specific labor, and warranty terms separately. This is what lets you actually compare contractors meaningfully and what protects you from scope reductions you didn’t agree to.

A quality itemized estimate should include: pressure washing scope, biocide treatment if applicable, wood repair or replacement scope, stucco crack repair, caulking scope, primer scope, finish coat product (manufacturer and specific product line), and warranty terms.

Confirm Licensing, Insurance, and Warranty

Request certificates of general liability and workers’ compensation insurance in writing, before work begins. This is non-negotiable. An uninsured worker injured on your property creates personal liability exposure that no homeowner should be carrying. The painter’s written labor warranty should also be in your hands before signing, typically 2 to 5 years for premium exterior painting, separate from the manufacturer paint warranty.

Handle HOA Approval (If Applicable)

If you’re in an Austin-area HOA, Westlake Hills, Steiner Ranch, Lakeway, or most master-planned communities in Round Rock, Cedar Park, Leander, or Pflugerville, color changes require pre-approval. A quality contractor handles the documentation, but the homeowner signs the submission. Allow 1 to 3 weeks for HOA approval timing depending on neighborhood and how busy the architectural review committee is.

Schedule the Project Strategically

Austin’s climate offers a long exterior painting season, but not all months are equal. Late winter (February to early March) and fall (October to November) are typically the best painting windows, with moderate temperatures, lower humidity, and fewer storm interruptions. Mid-summer (July to August) is workable but extreme heat affects paint dry time and crew productivity. Avoid scheduling during periods of expected rain, paint requires a 24+ hour dry window for proper curing.

One Week Before the Project

Walk the Property With the Contractor

A pre-project walk-through with the painting contractor is critical. Confirm exact paint colors (body, trim, doors, shutters, accents), identify any wood damage that has emerged since the estimate, agree on plant protection and access routes, and clarify the project timeline including expected start time each day and end time each day.

Move and Cover Outdoor Items

All outdoor furniture, planters, decorative objects, and grills should be moved at least 6 feet away from exterior walls. Items that can’t be moved should be covered with painter’s plastic. Outdoor lighting fixtures stay in place, the painter will mask them, but anything removable (welcome signs, hanging baskets, wreaths, address plates) should come down.

Trim Landscaping Where Needed

Shrubs, vines, and tree branches touching the home or growing within 12 to 18 inches of exterior walls need to be trimmed back before painting. This gives the crew access for proper pressure washing and surface preparation, and prevents foliage from contacting fresh paint while it cures. Plant material that’s heavily contacting the wall almost always has more biological growth behind it, addressing this access before the project starts saves problems during the work.

Plan for Pet and Family Disruption

Pressure washing, scraping, sanding, and spray application are all loud. Pets that are typically outdoors should plan to be inside during work hours, or arrangements made for kennel/daycare during the most intensive days. Family members working from home should expect noise during the active painting days, typically 3 to 7 days for a standard exterior project, depending on home size and scope.

The Day Before the Project Starts

Clear Access to Power and Water

The painting crew will need access to at least one exterior electrical outlet and a water spigot. Make sure these are clear and functional. If your only exterior outlets are GFCI-protected and prone to tripping, mention this in advance, the crew may need to coordinate which equipment runs simultaneously.

Open Window Coverings

Pressure washing involves significant water spray that can intrude past poorly sealed windows. Confirm that all windows are closed and locked, and consider opening interior window coverings (blinds, curtains) so you can spot any water intrusion early. Interior moisture issues identified during pressure washing should be addressed before paint goes on, not after.

Lock Up Pet Doors and Exterior Pet Access

Pet doors that open to the exterior should be locked or blocked for the duration of the project. Painters work with caulk, scrapers, blades, and chemical biocide, none of which pets should encounter.

During the Project, What to Expect

Day 1-2: Pressure Washing and Biocide Treatment

The first day or two of the project is pressure washing the entire exterior, siding, trim, soffits, eaves, decks if included. After pressure washing, biocide treatment is applied to shaded areas with documented algae or mildew growth. Expect significant water spray, runoff, and noise during this stage. Plants below the dripline of the home may receive incidental overspray, a quality painter will rinse them after biocide application to prevent damage.

Day 2-4: Surface Preparation

Scraping loose paint, sanding rough surfaces, repairing or replacing damaged wood trim, caulking all joints and penetrations, and spot priming bare or chalked areas. This is typically the slowest and most variable stage of the project. On older Austin homes with significant wood trim, surface prep can take longer than the actual painting, and that’s appropriate, not a delay. This is where the longevity of the paint job is determined.

Day 4-7: Paint Application

Primer where required, then two finish coats applied to manufacturer specifications. Quality exterior paint requires proper film thickness, correct application method per surface type (spray, brush, or roller), and proper dry time between coats. Watch for masking quality, windows, fixtures, and outdoor features should be fully covered before any paint goes on adjacent surfaces.

Final Day: Cleanup and Walkthrough

Complete removal of all masking and overspray protection, perimeter cleanup, and a personal walkthrough of every painted surface with you, the homeowner. Identify any touch-up needs during the walkthrough, quality contractors handle touch-ups before the project closes, not as a callback weeks later.

After the Project, Protecting Your Investment

Allow Full Cure Time

While exterior paint is dry to the touch within hours, full chemical cure takes 30 to 90 days depending on product and weather. During this period, avoid pressure washing the painted surfaces, leaning ladders directly against painted walls, or attaching decorative items with adhesive. Plant material can be moved back against the home after about 7 days.

Wash Annually

Soft washing your Austin exterior annually, typically in late spring after pollen season, significantly extends paint life. Pollen, oak debris, and biological growth that accumulates on the exterior accelerates paint degradation. A quick annual rinse with a garden hose or soft pressure wash setting removes this material before it has time to embed and stain.

Address Minor Issues Promptly

A single piece of failed caulk at a window joint or a hairline crack in stucco can become a moisture infiltration point that ruins a much larger area over 12 months. Walk the exterior twice a year and address small issues promptly, this is the single most effective way to maximize paint life.

When to Consider More Than Painting

Sometimes the right answer for an Austin home isn’t exterior painting, it’s exterior siding replacement. If your home’s wood siding shows significant rot, warping, or repeated paint failures despite proper preparation, you’re fighting an underlying material condition that paint cannot solve. In those cases, James Hardie fiber cement siding replacement delivers a 30+ year, low-maintenance solution that handles Austin’s climate exceptionally well.

Similarly, if your roof is approaching end of life, coordinating roof and exterior paint scheduling can save meaningful disruption, and a fresh exterior with an aging roof never quite reads right visually.
